How our rentals process works
Astrohalpha's rental service is built around one premise: the quality of the match matters more than the speed of filling a vacancy. For landlords, we begin by understanding the property in detail — layout, condition, location dynamics, and the realistic income it can command in the current Curitiba market. We then present it, selectively, to tenants from our registered candidate pool who have already completed income verification, credit checks under Brazilian consumer law, and identity confirmation. We never circulate a property to anonymous portal visitors without first knowing who we are dealing with. For prospective tenants, we take time to understand what you actually need — proximity to work, school catchments, building management standards — and we only introduce you to properties that genuinely match, rather than flooding you with irrelevant options.

Tenant Screening
Credit history, income documentation, and previous tenancy references are checked before any property details are shared. Landlords receive a concise screening summary, not a stack of documents to interpret themselves.
Contract Administration
We prepare rental contracts aligned with Brazilian tenancy law, coordinate fiador or insurance-backed guarantee arrangements, and ensure both parties understand what they are signing before execution.
Property Condition Report
A photographic and written inventory is produced at the start and close of each tenancy to protect both landlord and tenant from disputed claims at exit.
Ongoing Support
During the tenancy, we remain available to mediate maintenance queries, rental index adjustments, and lease renewal negotiations — so landlords are not left managing disputes alone.

Limits of the rental service
We manage the letting process and initial tenancy administration — we are not a full property management company. We do not collect monthly rent on your behalf, handle maintenance contractor networks, or conduct routine periodic inspections once a tenancy is established. If you require a full property management arrangement, we can refer you to specialist providers in Curitiba and will tell you honestly what to look for. Our focus is getting the right tenants through the door, correctly documented, under a legally sound agreement.
