Why an independent valuation is different

Most property valuations in Brazil are provided by agents who want the sales instruction — which creates an obvious incentive to produce a flattering number. Astrohalpha's valuation service is sold as a standalone engagement: we charge a fixed professional fee, we do not seek the subsequent sale or rental listing, and our written report is prepared entirely on the basis of evidence. We examine comparable transactions registered in the Curitiba cartório records, current asking-price data, the property's physical condition, planning status, and neighbourhood-specific demand factors.
